Typical workflow

From first walk-through to final client statement.

  1. Create the sale. Enter the client, dates, address and the commission settings from your agreement.
  2. Inventory room by room. Give each item a code, asking price and short condition or photo reference.
  3. Print tags. Use your own Day 2 and Day 3 markdown percentages.
  4. Run the sale. Record sold totals in the register while the real payment stays in your cash drawer or processor.
  5. Close the leftovers. Record what is returned, donated, discarded, consigned or moved elsewhere.
  6. Reconcile and print. Check the EstateNest totals against actual payment and source records, then print the client statement.

Built as an operations record, not an appraisal or accounting engine.

EstateNest does not determine item value, authenticity, legal ownership, tax treatment, commission entitlement, contract meaning or payment settlement. The client statement is a planning output from the data and agreement settings you enter. Reconcile it against the signed agreement, payment processor, cash/check records and source documents before issuing a final accounting statement.

Questions before buying

Is EstateNest appraisal software?

No. EstateNest does not estimate market value, authenticate an item or tell you what something should sell for. You enter your own asking prices.

Does it process card payments?

No. EstateNest records payment references such as cash, card, check or other. Use your existing payment processor or POS for the actual transaction.

Does it calculate my legal commission or contract terms?

No. Copy the percentage and settlement method from the agreement you are actually using. EstateNest performs arithmetic on those entries; it does not interpret contracts, taxes or legal obligations.

Where does the data live?

The working data is stored in the browser on the device you use. There is no required GentleTools account or automatic cloud sync. Export JSON backups regularly.

Can I run more than one estate sale?

Yes. EstateNest keeps separate sales and lets you switch the working sale from the top of the app.
