If the only problem today is commission and estimated client payout, use the free calculator. If inventory, tags, sold records, expenses and unsold disposition also need to stay connected, the larger app starts earning its place.
A spreadsheet can hold inventory. A payment terminal can collect money. A notebook can hold expenses. EstateNest is the working record that connects those pieces around one sale — while leaving appraisal, payment processing, accounting and contract interpretation to the systems and professionals that actually handle them.

EstateNest does not determine item value, authenticity, legal ownership, tax treatment, commission entitlement, contract meaning or payment settlement. The client statement is a planning output from the data and agreement settings you enter. Reconcile it against the signed agreement, payment processor, cash/check records and source documents before issuing a final accounting statement.

No. Copy the percentage and settlement method from the agreement you are actually using. EstateNest performs arithmetic on those entries; it does not interpret contracts, taxes or legal obligations.
The working data is stored in the browser on the device you use. There is no required GentleTools account or automatic cloud sync. Export JSON backups regularly.
