Why dates and original messages matter
A repair log is most useful when it separates memory from the record. Keep the date you first observed the problem, the date and channel of each message, who responded, access attempts, contractor visits, promises, costs and the eventual outcome. Where possible, keep the original email, text, letter, receipt or photo as well as the summary you enter here.
The tracker can count elapsed days from a written-message date because that is a useful organizational reference point. It does not decide whether that message satisfied a notice rule or started a legal deadline.

Keep observations separate from conclusions
Record what you can directly describe: “water runs cold after about 30 seconds,” “contractor did not arrive,” “email sent at 9:14am,” or “manager said the plumber would come Thursday.” Avoid turning the log itself into a legal or technical conclusion. Original documents and professional assessments should stay in their original form.

Observe. Record what happened and when you first noticed it.
Contact. Log each email, text, letter, portal message, call or in-person conversation.
Record access and responses. Add visits, no-shows, promises, partial fixes and completed work as separate dated entries.
Follow up. Use the priority reminder as your own prompt, not as a legal deadline.
Keep originals. Preserve photos, receipts, messages, inspection reports and delivery confirmations outside the browser log.
