Rental Move-In / Move-Out Evidence Tracker
Build the record a deposit dispute actually needs: what was there, what condition it was in, when you documented it, and what changed. Add photos, meter readings, keys, notices and move-out evidence. Everything stays on this device unless you export it.
Tenancy
Used on the evidence pack and deadline summary.
Add condition evidence
One line per fixture, surface or issue. Use the same line for move-in and move-out so the comparison is defensible.
Photos are resized in your browser and stored in this device’s IndexedDB. Nothing is uploaded.
Keys, meters & timeline
Small details that become large arguments later.
Meter readings
Keys / access items
Timeline
Evidence health
A completeness check, not a legal score.
Room-by-room comparison
Edit any line without losing its photos.
Deposit return deadline
Enter the rule that applies where you live. This tool does not guess state or country law.
Take your evidence with you
Print / PDF uses the evidence pack below. JSON is the restorable backup and can include your compressed photos.
Delete this tenancy record?
This removes the condition log, dates, keys, meters and locally stored photos from this browser.
What makes a move-in record useful
A checklist is strongest when it shows condition, date and detail together. “Kitchen — okay” is weak. “Kitchen countertop — 2 cm chip at left edge, photographed on move-in day” gives a future reader something concrete to compare.
Photograph broad context and close detail. Keep the original lease inspection sheet too. If your landlord provides a move-in form, use it; this tool is meant to preserve your own parallel record and make the final comparison easier.
